THE SPACE
We offer high-speed fibre optic WIFI where you can easily combine work and leisure, enjoying everything Valencia has to offer. The apartment also features a Smart TV if you wish to relax at the end of your day. In our fully equipped kitchen, you'll have everything necessary to prepare from a quick breakfast to a gourmet dinner: fridge, coffee maker, microwave, toaster, kettle, cooking utensils, crockery, etc. The apartment also includes bed linens, towels, hair dryer, and amenities.
THE NEIGHBOURHOOD
The apartment is located in the Abastos neighbourhood, just 5' walking from Valencia City Centre. Here you can immerse yourself in the authentic essence of the city, with numerous bars, restaurants, and terraces, many of them nearby, where you can enjoy delicious tapas, paellas, and local dishes. A few minutes on foot, you'll find supermarkets, local shops, and all the necessary services for your stay.

• Pharmacy: Borat (300 mt)
• Recommended Restaurants: Rincón (€) and La Mora (€€)
HOW TO MOVE AROUND THE AREA
Moving around the apartment and its surroundings is really very simple. The area is very well connected by public transport. A few minutes walking, you'll find several bus stops that will take you to different points of the city. The nearest metro station is also a short walk away and connects you directly to Valencia city centre and other key areas. If you prefer to move by bicycle, Valencia has an excellent rental system that will allow you to explore the city at your own pace. Additionally, the city centre is just 5 minutes walking, ideal for a stroll where you'll discover charming streets and some of Valencia's main attractions.
• Metro: Angel Guimerá station (lines 1, 2, 3, 5 and 9) located 500 metres away
• Buses: 25 and 95 (to go to City of Arts and Sciences) and 93 (to the beach)
• Transfer: We know this is not the most sustainable option to move around, but we also understand that in certain cases, it is necessary. If you need it, we offer this service; you just have to request it.

Additional notes
- Parties are not allowed. Respect the neighbours. Keep the volume at a tolerable level, both inside the house and in common areas. Rest hours are between 11pm and 9am. Any undue noise level or intolerable behaviour towards any of our neighbours will be penalised and guests will be asked to leave the property without refund of the amount paid for the reservation or any financial compensation. Check-in is at 4pm but we will try to adapt to you. Please let us know your arrival time so we can organise ourselves and have the apartment ready. Normally the check-out time is before 11am, unless you agree with me on another time. Check-ins between 9pm and midnight have a 20 euro surcharge, to be paid in cash upon arrival. Check-in from midnight to 9 am will incur a 40 euro surcharge, to be paid in cash upon arrival. Smoking is NOT ALLOWED inside the property. Please do not forget to turn off the air conditioning / heating when you leave the house. Let's respect the environment! Upon your departure, please return all the sets of keys delivered to us. Any loss of a set of keys will incur a cost of 50 euros. Likewise, if you have to go to the house because some keys have been left inside, there will be an additional charge of 20 euros. If after checking out, any personal items are left in the apartment, we will keep them for 48 hours and the guests will be responsible for shipping them. After 48 hours, the company will proceed to remove them. Please take care of the house as if it were yours.

DESCRIPTION OF THE NEIGHBORHOOD Patraix is a neighborhood with a lot of history and a vibrant contemporary culture. The neighborhood has numerous services, such as supermarkets, shops and gyms, all within walking distance of your apartment.
