Our apartment is the ideal starting point for discovering Valencia, located just minutes from the City of Arts and Sciences and with excellent connection to the city centre. With a modern, functional design and all the amenities you need, you'll feel at home from the very first moment.

THE SPACE
We offer high-speed WiFi via fibre optic, ideal for combining work and leisure while enjoying everything Valencia has to offer. The apartment also has a Smart TV so you can relax after a day exploring the city.
In our fully equipped kitchen, you'll find everything needed to prepare from a quick breakfast to a gourmet dinner: fridge, coffee maker, microwave, toaster, kettle, cooking utensils, crockery, etc. Additionally, the apartment includes bed linen, towels, hairdryer and amenities for your maximum comfort.
THE NEIGHBOURHOOD
Located in the City of Arts and Sciences area, the apartment is surrounded by green spaces, restaurants and all the services you might need during your stay. The old Turia riverbed is two minutes walking, offering the perfect environment to walk, run or simply relax outdoors.
Moreover, in the area you'll find supermarkets, shops and multiple gastronomic options:
• Supermarket: Mercadona, just 300 metres away.
• Pharmacy: Farmacia Plaza, 200 metres away.
• Recommended restaurants:
Bar-Restaurant Amazonas (€) – Ideal for an informal and simple meal.

HOW TO MOVE AROUND THE AREA
Moving from Les Arts by Concept Flats is very simple, as the area has an excellent public transport network and sustainable mobility options:
• Metro: "Amado Granell-Montolivet" station (line 10), about 10 minutes walking, with direct connection to the historic centre.
• Buses: Lines 13, 35 and 95, which take you to the Historic Centre or the beach.
• Bicycle: Valencia has public bicycle rental stations (Valenbisi) and bike lanes that allow you to move comfortably and safely.
• Private transfer: If you need this service, we can manage it to make your arrival or departure more convenient.

Additional notes
- Parties are not allowed. Respect the neighbours. Keep the volume at a tolerable level, both inside the house and in common areas. Rest hours are between 11pm and 9am. Any undue noise level or intolerable behaviour towards any of our neighbours will be penalised and guests will be asked to leave the property without refund of the amount paid for the reservation or any financial compensation. Check-in is at 4pm but we will try to adapt to you. Please let us know your arrival time so we can organise ourselves and have the apartment ready. Normally the check-out time is before 11am, unless you agree with me on another time. Check-ins between 9pm and midnight have a 20 euro surcharge, to be paid in cash upon arrival. Check-in from midnight to 9 am will incur a 40 euro surcharge, to be paid in cash upon arrival. Smoking is NOT ALLOWED inside the property. Please do not forget to turn off the air conditioning / heating when you leave the house. Let's respect the environment! Upon your departure, please return all the sets of keys delivered to us. Any loss of a set of keys will incur a cost of 50 euros. Likewise, if you have to go to the house because some keys have been left inside, there will be an additional charge of 20 euros. If after checking out, any personal items are left in the apartment, we will keep them for 48 hours and the guests will be responsible for shipping them. After 48 hours, the company will proceed to remove them. Please take care of the house as if it were yours.

DESCRIPTION OF THE NEIGHBORHOOD Patraix is a neighborhood with a lot of history and a vibrant contemporary culture. You will find a large number of bars, restaurants and cafes where you can enjoy all kinds of delicacies, from traditional tapas to more innovative dishes. The neighborhood has numerous services, such as supermarkets, shops and gyms, all within walking distance of your apartment. And, of course, we can't forget the Parque Central, a beautiful green space ideal for relaxing walks, having a picnic or simply disconnecting from the hustle and bustle of the city.
